This service includes an initial no pressure inspection and appraisal of your property property, professional photos for marketing and advertising, showing the property to prospective tenants, our comprehensive application process and background checks, creating and overseeing the entire leasing process, collection of initial security deposit and rent on a monthly basis. Our Bookkeeper can pay all bills associated with the property including mortgage, HOA payments, property taxes, landscapers and pool maintenance along with any vendors from emergency maintenance. After monthly bills are paid, we simply disperse funds to them via direct deposit. Owners are provided with a portal into our website where they can track up to the minute itemized monthly, quarterly or year-end financial statements. We also take care of yearly property inspections (if required) and 24/7 response to any maintenance emergencies.
Management requires a minimum one-year agreement.
One Time Rental:
This package is perfect for the hands-on owner who may be too busy to market and show their home multiple times or just wants the peace of mind that comes with our proven track record for screening and placing the best qualified tenant. Second Home / Vacant Home Management: Also known as Absentee Homeowners or Absentee Home Watch / Management. This is a service for homeowners with a second home or vacation home that do not want their home rented out while they are not using it, but want a professional looking over their property. Knowing that you have someone you can trust caring for your home while you are away can be invaluable. We provide you with the peace of mind that while you are away, your biggest investment is being looked after and all regular maintenance is being managed by a professional. This way, upon your return, you can relax and not be stuck dealing with maintenance headaches and scheduling vendors. Upon notification that you will be leaving your home, we will follow up with a walk through of the property to make sure it is secure and reduce power and water usage. Then, depending on your specific needs, we will walk the property bi weekly or weekly inside and out with a detailed checklist, making sure your property is secure and take care of any emergency maintenance.
